DESCRIPTION OF THE BUILDING

ENERGY EFFICIENCY OF THE BUILDING

The building has an energy efficiency rating of ‘A’, certified by the Ministry of Energy, Commerce & Industry.

 

PHOTOVOLTAICS (PV)

Photovoltaic panels on the roof of the building with a capacity of at least 1.85 kWh for each apartment separately. The common areas will also be equipped with photovoltaic panels.

AIR CONDITIONING

Complete air conditioning system with cold and hot air through a central VRV unit by LG on the roof for each apartment separately, with integrated indoor units in false ceilings. There will be three indoor units: one for each bedroom and one for the living/dining area.

FRAMEWORK

The building’s framework is made of reinforced concrete in accordance with Cyprus  standards and the European seismic design code for buildings. The concrete quality is C37 for all columns beams and slabs.

BRICKWORK

The external walls of the apartments are made of high-quality thermal insulating bricks, 330mm thick, and plastered with 25mm plaster on both the interior and exterior sides. The internal walls are 10cm thick bricks. The masonry complies with the Cypriot standards CYS EN 771-1:2011.

PLASTERING – PAINTING

  • The interior ceilings will be done with a spatula and three coats of enamel paint.
  • The exterior ceilings will be done with a spatula and three coats of exterior paint.
  • Internally, the walls, except for those that will be covered with ceramic tiles or behind cabinets, will be done with three coats of plaster and three coats of enamel paint.
  • Externally, the walls of the apartments will be done with two coats of plaster and graffiato. The walls of the attic and the columns will be done with three coats of plaster, one coat of stucco primer, and two coats of exterior paint.

The color scheme inside and outside will be white, except for the facade, which will be gray.

FLOORS / WALL COVERINGS

All floors and wall coverings in bathrooms and kitchens are made of first-quality ceramics valued at €20.00 per square meter. In the bathrooms, the entire wall is covered, while in the kitchens, only the area between the countertops and the cabinets is covered. The ceramics will be supplied by the store indicated by the seller.

 

SANITARY WARE

The sanitary ware, including toilet bowls, sinks, kitchen sinks, faucets, soap dishes, toilet paper holders, and towel bars, will be valued at €1500 for two-bedroom apartments and €1000 for one-bedroom apartments. The shower enclosures will be “built-in,” constructed with the same ceramics as the floors. The bathrooms will have electric towel rails. All sanitary ware will be supplied by the store indicated by the seller.

 

KITCHENS

The kitchen will be made in Cyprus with a laminated finish in a color of your choice, with a thickness of 18 mm. Internally, it will include the following:

  • Kitchen bases
  • Wall cabinets
  • Black kitchen backsplash
  • Metal drawers with a soft close system
  • Sink surround in aluminum
  • Cutlery tray in a 45 cm drawer
  • Dish rack in a 60 cm wall cabinet
  • Nickel basket
  • Black GOLA handles
  • Door for a built-in dishwasher, 60 cm
  • Soft-close mechanism on all doors.

The countertop surfaces will be made of synthetic granite valued at €180.00 per running meter.

CARPENTRY

Doors: The interior doors are laminate and include casings, architraves, doors, soft-close gaskets, hinges, locks, and handles. The apartment and stairs entrances will have laminate fire-rated doors with a 1/2-hour rating.

Wardrobes: The wood used for the internal construction of the wardrobes will be white melamine, 18 mm thick. The external doors of the wardrobes will be laminate. Internally, the wardrobes will include:

  • Bases with a thickness of 25 mm
  • Hanging rods for clothes
  • Metal drawers with ball bearings
  • Wardrobe handles
  • Internal wardrobe handles
  • T  Soft-close mechanism

 

ALUMINUM FRAMES

The main entrance of the apartment building, the storage room doors, and all windows and sliding doors are gray, made from thermally insulated aluminum profiles with double glazing, in accordance with the building’s energy performance. The series of aluminum profiles will be as follows: RABEL 48, 35, 720, and 700 for sliding doors, windows, casement windows, and storage room doors respectively. The glass railing will be RABEL RAILING 1550.

 

PLUMBING

Plumbing uses pipe-in-pipe systems for running water, hot water, and cold water. On the roof, there is a solar water heater with a 1-ton water tank and a pressurized system.

 

SERAGE-DRAINAGE

For the drainage and sewerage, U.P.V.C. plastic pipes are used. The property is connected to the public sewer system.

ELECTRICAL INSTALLATION

The electrical installation complies with the regulations of the Cyprus Electricity Authority and uses good quality materials from MK company. All power points, switches, antennas, and cable TV connections are as per the electrical plans.

GROUND FLOOR & PARKING SPACES

The external works and the landscaping of outdoor areas and parking spaces, as well as the walls, are in accordance with the architectural plans.

INSULATIONS

Thermal Insulation: The external sides of the beams and columns, and the exposed slab of the ground floor are insulated with 8cm extruded polystyrene. The roof is insulated with 8cm extruded polystyrene. The external walls consist of 33cm thermal insulating bricks.

Waterproofing: All surfaces that are exposed to weather like balconies and roof are insulated against water. Balconies and shower rooms are insulated with cement-based floor insulation and the roof with 4mm asphalt membrane.

  • The selection of ceramics, sanitary ware, kitchens, and marbles will be made exclusively from the stores indicated by the seller.
  • The architect reserves the right to make minor changes and modifications to the plans and materials without prior notice.
  • The term “Upgraded” refers to upgraded apartments as shown on the building’s website. All materials and constructions, such as wall coverings, kitchen islands, concealed toilets, etc., are not included in the price of the apartments. If the buyer wishes, a separate price will be provided for the upgrade.
