ENERGY EFFICIENCY OF BUILDING

The building is energy efficient ‘A’ certified by the Ministry of Energy, Commerce & Industry.

PHOTOVOLTAICS (PV)

The standard apartments do not have a PV system installed nor have the possibility for installation in the future.
+Upgraded: Each upgraded appartment will have PVs on the roof of the building with a power of at least 1.85 KWH for each apartment separately. PVs will also be available for the common utilities.

AIR CONDITIONING

Provission for A/C (split unit) in all bedrooms, and living room.
+Upgraded: Fully air-conditioned with cold and hot air, a central VRV unit on the roof for each apartment and with built-in indoor modules within false ceilings.

SUPERSTRUCTURE

The superstrudture of the building is made of reinforced concrete according to Cyprus standards and the European earthquake code of building design.

BRICKWORK

The exterior walls of the apartments are of very good quality insulating bricks, 300mm thick and plastered with 20mm waterproof plaster internally and externally. The interior walls are from a certified plasterboard system. The masonry is according to Cypriot standards

FLOORS

All floors and wall coverings in toilets and kitchens, are of fine quality ceramic tiles.

SANITARY ITEMS

Everything is of fine quality and according to European standards.
+Upgraded: Shower basins are of of thin synthetic marble, shower doors are made of safety glass, the toilet bowls are hanging type and all WC’s will have an electric tower rail.

KITCHENS

With 18mm white melamine boxes. Βench tops, and cabinet doors are of laminated sheets. Drawers are of metal frame with brake, and “Soft-Close” system. The kitchen walls are lined with the same ceramics as the floor.
+Upgraded: Work island, larger than normal cupboards with high quality white melamine surface, plasterboard between cupboards and ceiling. The bench tops and walls are finished with synthetic marble.

CARPENTRY

Doors: The interior doors are laminate with a flat frame. The apartment entrances will have laminate fire resisting doors and with 3-point security locks.
Cabinets: With 18mm white melamine boxes and laminate doors.

ALUMINUM DOORS AND WINDOWS

The entrance door of the building, all the windows and sliding doors of the apartments are made of aluminium thermal profiles and are double glazed.

PLUMBING

Plumbing uses a leak-proof pipe-in-pipe system for hot and cold water. The hot water pipes are sufficiently insulated. A solar water heater with a 1-ton water tank and a pressure unit is installed on the roof. Sewage: uPVC plastic pipes are used for drainage. The building will be connected to the public sewer system.

ELECTRICAL INSTALLATION

The electrical installation will be in accordance with the regulations of the Cyprus Electricity Authority. All points of power: plugs, switches, antennas and cable TV are as shown in the electrical plans.

GROUND FLOOR & PARKING SPACES

Exterior works on ground floor, landscaping and parking spaces will be built as shown on the design drawings.

INSULATION

Thermal insulation: The exterior sides of the beams and columns and the exposed floor slab are insulated with 50mm high performance insulation. The roof is insulated with 80mm. The exterior brickwork consists of 30cm thermal insulation bricks.

WATERPROOFING

All surfaces that are exposed to weather like the balconies and the roof have robust details against water ingress. Water resistance cement based admixtures have been used on balcony and shower room floors whilst the roof is covered with 4mm bituminous membrane.
